EICR testing for landlords, homeowners, agents and commercial premises in Hoxton, East London and wider London.
Electrical installations deteriorate, are altered and can develop defects over time. An EICR provides a structured assessment of the condition of the fixed electrical installation at the time of inspection.
Electrical inspection and testing for rental properties, landlords, letting agents and property managers requiring an assessment of the fixed electrical installation.
Electrical services for landlords →Electrical condition reports for homeowners, purchasers and residential properties where the condition of an existing electrical installation needs to be assessed.
Request a domestic EICR →Periodic electrical inspection and testing for commercial premises, businesses, managing agents and property operators across London.
Commercial electrical services →An EICR can help establish the condition of an existing fixed electrical installation before or during a change of ownership, tenancy or property management responsibility.
For rental properties, an inspection helps landlords and agents understand the condition of the fixed installation and respond to observations identified in the report.
Homeowners, buyers and sellers may arrange an EICR when they need an independent view of an existing installation.
Managing agents, facilities teams and property operators can use scheduled inspection and testing to support their electrical maintenance records.
In England, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 generally require landlords to have fixed electrical installations inspected and tested at least every five years, or sooner where the previous report requires it.
The report should be provided to the relevant tenants and local authority where the regulations require it. The exact duties depend on the tenancy and property circumstances, so landlords should check the applicable regulations and their own management obligations.
We can discuss access coordination, multiple properties, report references, remedial quotations and planned follow-up work for landlords and managing agents.
Landlord electrical services →Observations are coded according to the safety significance of the issue identified during the inspection and testing.
Immediate danger is present. Urgent action is required to remove the danger or make the installation safe.
The observed condition is potentially dangerous and remedial work is normally needed to remove the safety risk.
An improvement is recommended, but the observation does not by itself make the report unsatisfactory.
Further investigation is required to establish whether a dangerous or potentially dangerous condition exists.
A report is generally unsatisfactory where relevant C1, C2 or FI observations are recorded. The report should be read with its agreed extent and limitations.
The inspection and testing considers the consumer unit, protective devices, earthing and bonding, circuits, accessories, RCD protection, wiring condition and signs of damage or deterioration.
Appropriate test results are recorded for the agreed scope. The extent of inspection can be affected by access, furnishings, concealed wiring, the size and age of the installation and other limitations. Not every accessory is necessarily dismantled or fully exposed during an EICR.
We explain the recorded observations and can assess a separate remedial quotation where required. Remedial work is then inspected, tested and documented as appropriate; the original report is not simply rewritten to remove its historic observations.
Electrical fault finding →Commercial EICRs can be arranged for offices, shops, restaurants, communal areas, managed buildings and smaller commercial premises.
The scope depends on the installation, distribution boards, circuits, access and operating requirements. We can discuss inspection scheduling, reporting and remedial follow-up with property managers and businesses.
Commercial EICRs can sit alongside installation, lighting, maintenance and remedial electrical work.
Commercial electrical services →EICR pricing depends on the property size, number of circuits, use of the premises and number of consumer units.
Send us the postcode and property details for a quotation. We can add a pricing matrix later when an approved current pricing schedule is available.
Tell us the property type, approximate size, number of consumer units if known and your preferred date.
Request an EICR QuoteWe establish the scope of the electrical inspection, carry out the appropriate inspection and testing and issue an Electrical Installation Condition Report recording the condition of the installation.
Send us the property postcode, property type and any information you have about the electrical installation. For commercial properties, include the number of distribution boards or previous electrical reports where available.

We establish the scope of the inspection, carry out the appropriate electrical inspection and testing and provide clear documentation of the results.
If the inspection identifies defects requiring further investigation or remedial work, these can be assessed separately rather than being treated as part of the original inspection.

Electrician in Dalston →An Electrical Installation Condition Report is an inspection and test of an existing fixed electrical installation. The report records the condition of the installation and observations identified during the inspection.
EICR stands for Electrical Installation Condition Report. It records the findings from inspection and testing of an existing fixed electrical installation.
EICRs are commonly arranged by landlords, homeowners, property purchasers, managing agents, businesses and organisations responsible for maintaining electrical installations.
The inspection considers the condition of the fixed electrical installation within the agreed extent and limitations. Appropriate electrical tests are carried out and observations are recorded where defects, deterioration or other safety issues are identified.
The inspection time depends on the size of the property, number of circuits, accessibility and condition of the electrical installation. Larger or more complex installations normally require more inspection and testing time.
The appropriate inspection interval depends on the property, installation and circumstances. For many rented properties in England, the regulations generally require inspection at least every five years or sooner where the previous report requires it. The report should be checked for its recommended interval.
C1 means danger is present, C2 means potentially dangerous, C3 means improvement recommended and FI means further investigation required. Relevant C1, C2 or FI observations generally make an EICR unsatisfactory.
The report records the observations identified during inspection and testing. Further investigation or remedial work can then be assessed separately. Any remedial work is inspected, tested and documented as appropriate rather than simply rewriting the original report.
Yes. We provide EICR testing for landlords, letting agents and managing agents across our London service area.
Yes. We carry out electrical inspection and testing for commercial premises and managed properties. Quotations depend on the size and complexity of the installation and the number of distribution boards and circuits.
Yes. Where an EICR identifies observations requiring further work, we can assess the remedial scope and provide a separate quotation where appropriate.
An EICR is not automatically required for every house purchase, but a buyer may arrange inspection and testing to understand the condition of the existing fixed installation before proceeding.
Provide access to the consumer unit, electrical accessories and relevant areas where possible. Tell the electrician about known faults, alterations, access restrictions and any previous reports or certificates.
The Electrical Installation Condition Report records relevant observations identified during the inspection. Further investigation or remedial electrical work can then be assessed separately where required.
