Landlord electrical compliance: common questions

Answers to common questions about EICRs, remedial works and electrical compliance for rented property.

What are a landlord’s electrical safety obligations in England?

Private landlords in England must ensure the electrical installation is inspected and tested by a qualified and competent person at intervals of no more than five years, or sooner where the previous report specifies a shorter interval. Copies of the report must also be provided within the timeframes set by the applicable regulations.

What happens if the EICR is unsatisfactory?

Where the report identifies urgent remedial work or further investigation, the landlord must ensure the required work is completed within the period stated in the report and no later than 28 days where the regulations apply. Written confirmation of completed remedial work should then be retained and supplied as required.

What do C1, C2 and FI observations mean?

These classifications identify safety issues or areas requiring further investigation. C1 indicates danger present, C2 indicates a potentially dangerous condition and FI indicates that further investigation is required without delay. The report should be read as a whole when determining what remedial work is necessary.

Do I need a new EICR every time the tenant changes?

Not automatically. A change of tenancy does not by itself invalidate an existing satisfactory report, provided the inspection remains within its valid inspection interval and no circumstances have arisen that require an earlier inspection. A copy of the current report should be provided to a new tenant as required.

Can you complete the remedial work after an unsatisfactory EICR?

Yes. Hoxton Electrical can review the observations, provide an itemised quotation and complete agreed electrical remedial works. Appropriate electrical certification or written confirmation is then issued for the work completed.

Can you handle multiple rented properties?

Yes. We can support landlords and managing agents with EICRs, remedial works, electrical maintenance and certification across multiple properties, with documentation kept separate for each address.

Can you arrange access directly with tenants?

Tenant access arrangements can be discussed when the work is booked. Where direct contact is agreed, we can coordinate attendance using the contact details provided by the landlord or managing agent.
